    The last SB Alliance research on green value (following our 2012 report), coordinated by Caisse des Dépôts is available ! Recent studies have highlighted statistical relationships between sustainability credentials and asset value. These studies establish that buildings, especially those awarded with a certification mark or an energy label, benefit from improved marketability due to accelerated sales periods, higher market values and higher rental prices. Although they provide a good business case for sustainable real estate as a whole, these studies are not directly applicable for investment decisions since they do not distinguish between sustainability features.     This report provides WEB and BIM based methodology to declare and publish the SBA indicators of building materials and products and to allow the retrieving and usage of these indicators in IFC BIM compliant environmental performance analysis tools for buildings. This methodology is designed to enable building designers to better understand the impact of individual products on the overall performance of a building and product manufacturers to better advertise the sustainable performances of the solutions they offer.

    2013 EU report on the impact of the energy performance certificate on transaction prices and rents in various European countries. “In Austria, the property market in Vienna and the surrounding region was analysed. Based on detailed property listings, the effect of a one-letter improvement in energy efficiency is estimated at 8% in the sales market and 4.4% in the lettings market.”

    2012 | Linking SBA indicators to IFCs and BIM

    Building Information Modelling (BIM) consists in setting up “central repository” that can manage the whole building and project information for the entire life cycle of a facility. BIM-based project commonly use the Industry Foundation Classes (IFC) open data model to facilitate exchanges and collaboration. This research led by VTT and CSTB looks at how to mine BIM data to produce the SBA-recommended common metrics for monitoring the environmental performance of buildings, and how to store the results into the BIM.

    The SBA’s framework of common metrics to assess the environmental performances of building, was pilot-tested in 2011-2012 in real buildings to analyse its feasibility concerning data availability, calculation, comparability of results and integration in the existing rating schemes. This work involved seven research and certification bodies in five European countries and in the USA.

    2010 | A Framework For Common Metrics Of Buildings

    Buildings account for the largest share of the global energy consumption and consume a significant proportion of other resources. For change to take place in this important sector, some “common metrics” are required to measure and monitor building performance within the same boundary conditions. This report offers an initial framework for such common metrics for Carbon emissions (Global Warming Potential), Energy consumption, Water consumption, Waste production and Indoor environmental quality, capitalising on expert knowledge from CSTB, BRE, DGNB, QUALITEL and VTT.

    The SBA took part in the United Nations Environment Program’s Sustainable Buildings & Climate Initiative (UNEP-SBCI) to issue a universal method of measuring a building’s carbon footprint. This new ‘Common Carbon Metric’ allows emissions from buildings in operation around the world to be consistently assessed and compared, and improvements measured.
